Frequently Asked Questions

How often is the elevator serviced and maintained?

Elevator maintenance is typically performed 2–4 times a year or as recommended by the manufacturer.

If the elevator gets stuck between floors, contact the service company responsible for its routine maintenance and servicing, or the building owner, for guidance. Attempting to resolve the problem without the proper knowledge is extremely dangerous.

There are various safety regulations that apply to elevators. For example, there are requirements for emergency phones in the elevator, rescue spaces, fire safety, and regular inspections. These regulations may vary depending on the country and the type of elevator.

The cost of repairing an elevator varies depending on the extent of the problem and which parts need to be replaced. To get an estimate of the cost of renovating an elevator, contact a provider that specializes in repairing, renovating, or modernizing elevators.

The lifespan of an elevator depends on several factors. These include the quality of the elevator, how often it is maintained, and how frequently it is used, to name a few examples. On average, an elevator can be expected to have a lifespan of approximately 20 to 30 years. After that, the recommendation is to renovate or modernize the elevator to replace parts that have experienced greater wear and tear than others.

To prevent the elevator from breaking down, you should follow the manufacturer’s maintenance instructions and work with an elevator service provider who can assist with regular service visits and handle ongoing maintenance. It is important to take good care of the elevator and address any issues as soon as possible.

A maintenance plan is a documented plan that is useful for budgeting and planning future repairs and upgrades. A well-designed maintenance plan is essential for preventing downtime, reducing the risk of accidents, and extending the elevator’s service life. A maintenance plan can span a long period, such as 20 years. Most commonly, it covers a 5-year period to facilitate budgeting for maintenance and avoid surprises.

Examples of what might be included in a maintenance plan for an elevator:

  • Replacement/upgrade of emergency phones
  • Cylinder Rebuilding
  • Hydraulic oil change
  • Carrying straps
  • Lighting – Replacing fluorescent tubes with LED lighting

You can improve elevator safety by ensuring that key safety features are in place. Make sure there is an emergency phone in the elevator that is upgraded to support 4G and 5G networks. Read more about it here.

On September 8, 2023, the government adopted new requirements for older elevators to reduce the risk of accidents. The amendment to the regulation stipulates that passenger elevators in buildings must have appropriate protection between the shaft door and the car door if there is a risk of being trapped there.

Older elevators that have both a landing door and a car door may have a gap between the doors large enough for a small child to fit through. Since the start of the 21st century, there have been at least six accidents involving children getting trapped between the doors, and this past spring, a child died in an elevator accident in Gothenburg.

In many cases, building owners can improve safety in older elevators by taking simple measures. One example is installing a vertical metal plate in the shaft along with a photoelectric sensor.

The new regulations regarding safety between doors apply to approximately 5,800 elevators, and the requirement must be met by October 1, 2031.

The responsibility for elevator safety rests with the property owner. New elevators and those that have been renovated through modernization are very safe. Older elevators that have not been modernized, on the other hand, can pose serious risks of accidents. It is important to be aware that, as the property owner, you are responsible for the elevator’s safety. You can read more about the elevator owner’s responsibilities on the Swedish National Board of Housing, Building and Planning’s website. Accidents involving elevators occur every year. Many people believe that the responsibility for elevator safety lies with the inspection agency or the service company. Service and maintenance can be outsourced, but responsibility never can. It is the owner who is responsible for safety.

If the elevator is not working properly, you can report the problem to your elevator service provider or contact the building owner, who will then contact the contracted elevator service company for further investigation and resolution.

Reasons why an elevator might get stuck or stop working include electrical problems, control system malfunctions, door malfunctions, mechanical problems, or overloading. It is important for the building owner to contact their elevator service company for further troubleshooting and repairs to ensure safe operation.

A lift inspection involves examining the lift to assess its current condition and identify any defects. The purpose of an inspection is to identify potential safety issues, technical faults, or the need for maintenance or upgrades. It is an important measure to ensure that the lift is functioning properly and meets applicable safety standards.

After assessing the condition of the elevator, we typically provide recommendations for maintenance or repairs, all to ensure that the elevator is functioning properly.

New elevator installation – The National Archives in Stockholm

Located on Kungsholmen in Stockholm is the National Archives—one of Sweden’s most historic buildings and home to priceless documents and records from the country’s history. When the building was to be equipped with new elevators, the project proved both technically challenging and logistically complex.

Torbjörn Larsson, Technical Manager at Alfapac in Örebro

We had the privilege of speaking with Torbjörn Larsson, Technical Director at Alfapac, a family-owned plastics company with 90 employees and annual revenue of approximately 270 million Swedish kronor. With three production sites in Åsbro, Kumla, and Billingsfors, Alfapac manufactures roughly 7,000 tons of plastic per year, primarily for the pharmaceutical industry. Torbjörn showed us around the facilities while we discussed the collaboration with Motum Port and delved deeply into what makes it unique.

Håkan Jakobsson, Technical Materials Buyer for Essity

Since 2019, Essity has been working with Motum Port to ensure high-quality service and operational reliability across its operations. We met with Håkan Jakobsson, technical materials purchaser, at Essity’s production site in Askersund for a chat. We were greeted with a big smile at the reception desk, and curious colleagues walking by in the hallways stopped to say hello and ask what we were filming and photographing.

World Elevator Day, March 23 – A Tribute to the Elevator

The elevator has been a pivotal innovation for both architecture and urban development. From the first safety elevators of the 19th century to today’s energy-efficient and smart elevators, technology has lifted us—literally and figuratively—to new heights. When modern technology meets historic environments, special craftsmanship is required to create solutions that both respect the past and enable the future.

Ole Morten, Property Manager at Tveita Borettslag

We met with Ole Morten, property manager at Tveita Borretslag, which has 819 apartments spread across three large apartment blocks just on the outskirts of Oslo. In addition to the apartments, the association also owns and manages a number of commercial properties. Ole Morten is responsible for and plans the day-to-day operations of the entire association, and oversees the maintenance and operation of the entire housing cooperative. He also serves as a board representative and reports directly to the board. Motum has been a supplier to the housing cooperative since 2020, and we get to tag along on a visit as Ole Morten shows us around.

Vidar Bjerkelund, Operations Manager at OBOS Eiendom

As Operations Manager, Vidar is responsible for everything from elevators and escalators to cleaning and the overall condition of the properties. Everything must function properly in commercial properties—such as office buildings and department stores—which welcome many visitors every day. During our visit to Oslo, we have the pleasure of accompanying Vidar to one of the shopping centers he is responsible for, where Motum AS assisted with the installation and service of both escalators and a goods elevator. Vidar shows us around, cheerfully greets the staff in the stores, and tells us about the high standards required when selecting a service partner for the installation of a new goods elevator for one of the grocery stores.
